We’ve got a lot of things to do before we can list our home for sale by owner.  {Didn’t know we were moving?  See why here.} We’re hoping to have our home listed by next week.  Here are some things we’ve tackled already:

  • decluttered the unfinished basement
  • decluttered the garage and shed  {We’re lucky that my Dad has a barn where he’s letting us store some of the larger items.}
  • decluttered the kitchen pantry
  • started divvying up the nursery furniture between friends and family  {We’ve finally decided we’re happy with 2 kiddos.  Yes, I know this usually results in an unexpected pregnancy.}
  • pruned landscaping
  • repaired the kitchen wall where the old laminate countertops were ripped out  {not sure why we didn’t do that sooner!}

The list of things left to do is much longer.  Here’s what we need to accomplish over the next week:

  • declutter the kitchen cabinets
  • declutter all closets
  • wash windows
  • repair a nail pop near the front door
  • hang a fabric curtain in the master bedroom closet
  • shampoo the spot of carpet where the dog dooed
  • make curtains for the kitchen window
  • hem family room curtains
  • set up table, umbrella and chairs on the back patio
  • wash down the front door and all man doors on the garage and shed
  • power wash the garage floor

  • move/get rid of an unwanted desk and chair sitting at the top of the stairs
  • scrub the showers
  • touch up some trim and baseboards
  • reattach the cover to the cable box outside  {it got blown off during a gusty storm last week}
  • fix the signal flag on our mailbox {it fell off over the winter}

And after all that, I need to take photos to include in the sales brochure.  It’s going to be a hectic week!  I plan on sharing it all here.  Even the details about how we end up listing the house.  Plus, I’ve got another house to show you that didn’t make the cut but not because it was moldy and had awful decor.  In fact, it was quite the opposite.  This week is going to be pretty tedious {things are that way when you’re trying to sell your house} but I’ve got a week chock full of inspiration scheduled for next week.  Stick around!

Too-da-loo!  I’m off to buy packaging tape and coffee and to pick up a carpet shampooer {word?}.  And Everett is already having a meltdown.  Should be a fun day.

Lots of luck to you. It’s so nice of you that you are doing all of those things. So many people don’t even clean their home or pick up anything. I would think your home will sell very quickly with the condition it’s in. Can’t wait to see everything you do and I can’t wait to see your next home and all the wonderful DIY you two will be doing. :D

you can do it! we did sooooo much stuff before we put our house on the market, I feel your pain!

The one room we did not get to was our smallest bedroom–it had kid-themed Flor, and instead of redoing the carpet, we put a large note saying that we’d replace it with neutral carpet if noted in the offer. The thought of moving all of the furniture (including a loft bed) out of that room was too much to bear. The new owner wanted new carpet in that room, so we scheduled it for the day we left. Easy peasy!

Can’t wait to see what you do for the kitchen window!

Isn’t it funny how once you plan to sell, how your to-do list triples? My parents just sold their house and my mom kept saying after another project, “Why didn’t I do this sooner?”
This post leaves me inspired to once in a while, examine my house as though I’m putting it up for sell. That’ll give it another prospective.

We had our house up for a year and it seemed like the to-do list was never ending! Lots of work, but worth it when you want to move so bad! :) Hopefully it goes quick for you, we ended up taking ours off, but we’re in MI and no one wants to buy a 120k house when you can get one next door, forclosed for 30k. Boo…

Our signal flag fell off this winter too. The mailbox company handled it old-school — I sent a letter asking for a new flag + a check and they sent the flag via post. You’d think you’d be able to buy one in the store, right? Not so! And you’d think the flag would only cost a few bucks but it was about $10, which is a significant percentage of the total price of the mailbox. Sheesh.

I remember the last time we were house hunting not that many people prepared to sale their home (organized, purged, deep cleaned, tackled those little projects that needed to be done) so I bet those lucky people who get to view your home start a bidding war just to own your home! Your home is beautiful and the thought that you are tending to those extra’s on your to do lists makes me predict your house will sell quickly even in a slow market!

We made a list and checked things off too and our house sold much more quickly then we thought – the realtor suggested 6 months and it was only 2 months! I think a clean, organized, decorated home is a rarity on the market! Your home is all those things and more! I’m excited for you guys!

enjoy the purge and clean. trust me, from a veteran mover, it always feels good to get it done and get into the new place!
if you didn’t already get one, we just bought a bissel 2x proheat at target and it rules! Totally love it and worth the price ($200). It even got the orange puke stain out of the couch. not a good memory…….

you can do it!!! if you & your husband take care of 1-3 of those items on your list every day for the next 7 days, you will be done!

we put the home we had lived in for 20 years up for sale a couple of years ago…you can imagine all of the “treasures” that had to be cleared out. it was actually great, made our move much easier and our house was only on the market for 3 days!!

Good Luck! We were going to sell FSBO a couple of months ago but decided against selling all together until the market pick back up a little bit. I admire the fact that you are wanting to downsize. Most people these days are wanting to go bigger. Being in a somewhat small home myself, I look forward to how you are going to creatively make a small(er) home work for you and your family! Who knows, maybe you’ll inspire us to stay a lot longer than we’re planning to! :)
